Clean Splash steam cleans carpet in Docklands apartments, office tenancies and retail fit-outs — with the right extraction method for the floor you are actually on, which in a Docklands high-rise is not always the truck.
Why height changes the method
Most carpet steam cleaning in Melbourne is done with a truck-mounted extraction unit: the machine stays in the van and only the hose comes inside. It is the most powerful option and it leaves carpet driest, because the vacuum and heat both come from a large unit that never enters the building.
In Docklands that is often not possible. Hose runs from a van to a high floor lose suction and heat with distance, and most towers here will not permit a hose run through a foyer and up a fire stair regardless. Above roughly the fifth floor we generally use a portable hot-water extraction unit brought up in the goods lift instead. It is a slightly longer job with a slightly longer dry time, and any cleaner who tells you they will truck-mount your twenty-eighth floor apartment is either not doing it or not doing it well.
We confirm which method applies when you book, along with dock and lift access, so nothing is a surprise on the day.
Apartments
Docklands has a very high share of rental apartments, which means a lot of our work here is end-of-lease. Carpet condition is the single most disputed item in a bond inspection. We provide a receipt showing the date and the areas cleaned, which is what most agents actually want to see. Bedrooms and living areas typically take two to four hours all up, and we recommend booking after the property is empty so the whole floor can be done in one pass.
Drying is worth planning for. In a sealed apartment with no cross-breeze, allow four to six hours before heavy foot traffic, longer in winter. Running the air conditioning on fan helps more than opening a single window.
Office and retail carpet tile
Commercial floors here are almost entirely carpet tile rather than broadloom, and they want a different approach: traffic lanes and entry zones do the wearing while the rest of the floor stays comparatively clean. Cleaning the whole floor uniformly every time wastes money. We usually run a periodic full extraction with more frequent traffic-lane work in between, scheduled after hours so nobody is working around wet floor signs.
Damaged tiles can often be swapped from a spare box or rotated from under a cabinet rather than replaced across the floor — worth checking before anyone quotes you a re-carpet.
Stains and odour
We treat the common ones as standard: coffee, wine, ink, pet stains and general traffic soiling. Pet urine is the one to be honest about — if it has reached the underlay, surface extraction will not fix the odour and it needs sub-surface treatment or underlay replacement. We will tell you which you are looking at rather than cleaning it twice.
Frequently asked questions
Do you need a car park or dock booking?
For a truck-mounted job, yes — we need to park within hose reach. For portable work we just need goods lift access. Tell us your building and floor when you book and we will sort out which applies.
How long until I can walk on it?
Light foot traffic in socks is fine almost immediately. Allow four to six hours before moving furniture back or heavy use, and longer in a sealed apartment in winter.
Can you do it for an end-of-lease inspection?
Yes, and it is a large part of what we do in Docklands. See end of lease cleaning if you need the whole property rather than just the carpet.
Do you clean couches and mattresses too?
Yes — upholstery cleaning and mattress cleaning are usually booked in the same visit, which saves a second call-out fee.
Insurance and checks
We carry $20 million public liability insurance and every technician is police checked — worth knowing when you are handing over keys to an empty property or letting someone into a tenanted apartment. No lock-in contracts and no call-out surprises.
