Clean Splash cleans whole buildings in Docklands, not just tenancies — foyers, lift lobbies, car parks, bin rooms and common property across the office towers, residential buildings and mixed-use precincts from NewQuay through to Yarra’s Edge.

Docklands is mostly common property

The thing that makes commercial cleaning here different from an inner-north strip is the sheer proportion of a building that belongs to nobody in particular. A Docklands tower can be eighty percent tenanted and still have a foyer, three lift lobbies per floor bank, a basement car park, a bin room, a fire stair and a plant room that all sit outside anyone’s lease. That is where a building’s reputation is made, and it is what facilities managers get complaints about.

We work to the building, not to a generic checklist. That means separate scopes for base building and tenancy work, so you are not paying twice for the same floor and nothing falls into a gap between two contractors.

What we cover across a building

  • Entry and foyer. Glass, stone or terrazzo floors, entry matting, reception joinery, signage and directory boards. High-traffic and highly visible, so it runs on the tightest frequency in the building.
  • Lift lobbies and lift cars. Stainless steel, mirrors, tracks and thresholds. Lift tracks are the single most commonly skipped item in a commercial scope and the easiest to spot.
  • Car parks and loading dock. Sweeping, oil-spot treatment, bin bay wash-down, line and bollard cleaning. Pressure washing scheduled outside peak movements.
  • Bin rooms and waste. Chute bases, compactors, bin wash and odour control, plus keeping recycling streams actually separated.
  • Fire stairs and back of house. Low frequency but a compliance and inspection item, and the first thing an incoming tenant walks through on a building tour.
  • Glazing. Internal and reachable external glass on a set cycle, with rope or reach-and-wash access arranged separately for tower facades.

Working with facilities and strata managers

Most of our Docklands work is coordinated through a facilities manager or a strata committee rather than an individual tenant. That changes what a cleaning contractor has to be good at: predictable reporting, written scopes, and not creating work for the manager. We provide a site checklist per visit and a named contact, and our cleaners hold their own building inductions and access credentials. If your building runs a maintenance request system, we work inside it rather than sending you separate emails.

Multi-site and mixed portfolios

Several Docklands owners and managers hold more than one building, often mixing a commercial tower with a residential one. We can run a single scope and a single point of contact across a portfolio, with per-site reporting so each building’s costs stay visible. This is usually cheaper than tendering each site separately and it removes the coordination overhead.

Frequency and access

Common property in a Docklands building typically runs daily for foyers and lift lobbies, several times a week for car parks and bin areas, and a monthly or quarterly cycle for fire stairs, glazing and pressure washing. Work is scheduled outside peak movements, which in a mixed-use building means avoiding both the morning commuter surge and residential weekend traffic. We are open seven days, 8am to 6pm, and there are no lock-in contracts.

Frequently asked questions

Do you work with strata committees as well as facilities managers?

Yes. For strata we tend to quote against the common property schedule so the committee can see exactly what is included, and we are happy to attend a committee meeting to walk through scope before anything is signed.

Can you handle both base building and tenancy cleaning?

Yes, and we keep them as separate scopes and separate invoices. Mixing them is how buildings end up paying twice for the same lift lobby.

Do you do pressure washing of car parks and loading docks?

Yes, as part of the periodic cycle or as a one-off. See commercial pressure washing for detail on equipment and scheduling.

What about the office floors themselves?

That is a tenancy scope rather than common property — see office cleaning in Docklands.

Insurance, checks and contracts

We carry $20 million public liability insurance, and every cleaner who attends your site is police checked. There are no lock-in contracts — if the service slips you are not tied to it, which is the fastest way to keep a cleaning contractor honest. A certificate of currency is available on request for your building manager or procurement team.
