  • Warehouse & Industrial Cleaning in Melbourne’s West

Clean Splash is based in Melbourne’s western industrial belt. Truganina, Derrimut, Laverton North, Altona North and Brooklyn are minutes from us, not an hour across town, which means we can hold an early shift-change window or come back the same day when a spill shuts a pick aisle. We clean warehouses, distribution centres, factories, workshops and the front offices attached to them.

We are family-owned, operating since 2019, rated 5.0 from more than 160 Google reviews. Every cleaner is police checked, we carry $20 million public liability cover, and we work without lock-in contracts.

Warehouse floor scrubbing

Most warehouse floor problems are not dirt. They are three separate things that need three different treatments, and a contractor who treats them as one job will leave you with a floor that looks worse each quarter.

Forklift tyre marks. The black streaks across your pick aisles are polymer transferred from the tyre under load and heat. A mop moves them around. They come up with a scrubber running the correct pad grade and a degreaser matched to your floor finish. Go too aggressive and you burnish the sealer off; go too soft and you are just wetting the floor.

Embedded grit. Western estates sit on the basalt plains, and much of the hardstand and yard around them is unsealed or only partly sealed. Wind drives fine grit through open roller doors all day. That grit is abrasive, it gets ground into the surface by traffic, and it is the single biggest cause of premature wear on polished and sealed concrete. Regular scrubbing is not cosmetic here. It is what stops you resurfacing early.

Line marking. Safety line marking is the first thing an over-aggressive scrub destroys. Faded walkway and racking lines are a compliance problem, and repainting a warehouse floor costs far more than cleaning it properly did. We drop pad grade over marked areas and hand-detail the edges.

We match the method to the floor finish, because the chemistry is not interchangeable:

Floor typeWhat we useWhat goes wrong otherwise
Sealed concreteNeutral pH, medium padAlkaline degreasers strip the sealer and leave a chalky finish
Polished concreteNeutral pH, fine pad, burnishAggressive pads dull the gloss permanently
Epoxy coatingNeutral pH, non-abrasiveSolvent degreasers soften and cloud the coating
Bare concreteAlkaline degreaser, coarse padUnder-dosing leaves oil that re-wicks to the surface in days

What else we clean on site

High-bay and racking dust. Dust settles on the top of pallet racking, on beams, on sprinkler pipework and on light fittings, and nobody sees it until an audit does. We work it with pole systems and, where access requires it, from a lift. If you hold a food-grade or pharmaceutical certification this is usually the line item that decides your result.

Dock areas. Loading docks collect hydraulic oil, grease from levellers, and rubber shed off dock bumpers and trailer tyres. It walks into the warehouse on boots and spreads down the aisles, so cleaning the dock is how you keep the floor clean, not a separate job.

Amenities and lunchrooms. In our experience the complaint that ends a warehouse cleaning contract is almost never the floor. It is the toilets and the lunchroom. We treat amenities as a core deliverable, not an afterthought at the end of the run.

The attached office. Most facilities have a front office, a meeting room and a reception. Those need carpet steam cleaning, glass and desk work on a different cycle to the warehouse floor. We cover both, so you are not managing two contractors for one building.

Working around your shifts

A distribution centre running 24/7 does not have a convenient cleaning window, it has a narrow one. We schedule around shift changes, overnight, early morning and weekends, and we will work aisle by aisle so picking continues in the rest of the building. For sites that shut down over a break, we can bring the whole floor back in one pass rather than chipping at it weekly.

The same crew returns to your site each visit. They learn your layout, your no-go zones and your racking numbers, which matters more in a 10,000 square metre facility than it does in an office.

Site access and compliance

Logistics and 3PL sites have contractor requirements that stop a lot of smaller cleaners at the gate. We are set up for them.

RequirementClean Splash
Public liability insurance$20 million
Police checksAll cleaners, checked before they attend site
Site inductionsCompleted before first attendance, at no charge
Safe work method statementsProvided per site and per task
Contract termNo lock-in. Month to month.

That last row is the one worth reading twice. Commercial cleaning in Australia runs on one to three year lock-in contracts, and service quality on those contracts has a habit of drifting downward once the ink is dry, because there is nothing you can do about it until the term ends. We do not work that way. If the standard drops, you leave. That constraint is on us, deliberately, and it is why our clients stay.

Common questions

Do you scrub floors while we are operating? Yes. We section the floor and work around live aisles with wet floor signage, and spotters where the traffic warrants it. For large single-pass jobs an overnight or weekend window is faster and safer.

Can you strip and reseal, or only clean? Our regular service is scrubbing and maintenance. Where a floor has gone past that we will tell you plainly rather than sell you a scrub that will not fix it.

How quickly can you start? We are based in the west, so for most sites in these suburbs we can walk the facility within a couple of days and start the following week.

Do you quote per square metre or per visit? Per visit, after we have walked the site. Square metre pricing quoted without seeing your dock, your racking height and your floor finish is a guess, and it is usually revised upward later.

What if we already have a cleaner? Most of our commercial clients did. We are happy to quote against your current scope so you can compare like for like.
